HOA Dues

Currently, $250 per month.

Includes water, yard/lawn maintenance, use of facilities (clubhouse, pools, spa, exercise room, common areas), and HOA property insurance on the structure of their home.

Homeowner is responsible for $25,000 deductible on any insurance claim made.

Monthly Dues Payment

Autopay through direct payment from your bank is available and the preferred method.

Set up month-to-month autopay on the Silver Creek Homeowner Portal.

  • Autopay setup is detailed in the new Homeowner Welcome Packet.
  • Billing statements are not issued.
  • Payment is due on the 1st of each month.
  • Payment is late if not received by the 10th of the month.

Clubhouse, Pool, & Exercise Room Key

Every homeowner is issued a Red Paddle with the Pool Door Key Fob and a key to the Clubhouse Door attached.

There is a $100.00 fee charged for replacement of this paddle and attached key fob.

Clubhouse Usage — Personal / Group / Family Events

Refer to the Clubhouse Request/Agreement form for pricing, forms, and protocols.

Clubhouse Wi-Fi Password

Wi-Fi SSID & Password can be found on the Silver Creek Homeowner Portal (PayHOA).

Lawn Mowing & Landscape Maintenance

Landscaping & Lawn Care are contracted by Silver Creek HOA and scheduled to service our community two days per week — Tuesdays and Wednesdays.

  • Weather permitting, all lawns (front, side, and back) will be mowed and edged during the growing season (February – October).
  • Fertilizer and Weed Control will be applied twice a year to all lawns (front and back).
  • All trees and shrubs (up to 10' tall) will be pruned in the Spring and Fall (twice per year) in both front and back yards.
Water Timer Adjustment

The timer should only be adjusted by the contracted Landscaper and/or the Board Member over Landscaping.

Use the Homeowner Portal to notify the HOA of any watering problems.

Water Shutoff Location

Look for a whole-house shutoff valve. Usually, it is in the garage near the water heater.

Landscape Watering When Away From Home

Water for landscaping is maintained by the HOA. During the growing season, it is automatically set and monitored by the HOA through our Landscaping service provider.

Mailbox Key

The previous owner may have left the keys in the home, or your Real Estate agent may have them.

If needed, the Post Office can install a new lock and provide keys:

Home Interior Remodels

All modifications to the exterior of a unit (including landscaping and repainting) must be approved by the Architectural Control Committee.

Interior changes not visible from the exterior do not require approval.

Landscaping or Architectural Changes

Fill out an Architectural Review Application. Copies are also available in the clubhouse.

Approved Exterior Paint Colors

The board has approved only one color: Sherwin Williams Sand Dollar (SW 6099).

Sample paint chips are available for free at Sherwin-Williams. Home Depot, Ace, Lowe's, or other suppliers can match the color based on the chip.

What Insurance Do I Need?

Maintaining sufficient insurance is the responsibility of the homeowner. Each homeowner should purchase a personal home insurance policy.

Contact your provider and let them know the HOA provides home structural coverage with a $25,000 deductible required. Your personal policy should cover that deductible, all personal belongings/furnishings, and Personal Liability.

Ask your personal insurance provider for a certificate of coverage for your personal policy.

Special Assessments

If regular monthly dues do not cover operating expenses or if funds are needed for a special project, the Board may approve a Special Assessment in addition to regular monthly dues.

Reserve Fund

The Reserve Fund accumulates money from regular monthly dues to cover expected future costs of repairing, replacing, or restoring common areas (e.g., roads, clubhouse, pools). The amount set aside is evaluated annually.

Reinvestment Fees

Silver Creek HOA does NOT charge a Reinvestment Fee at closing.

Neighborhood & Common Area Pest Control

Bug Blasters Pest Control sprays all common areas and the outside perimeter of all homes on a quarterly basis (usually the 3rd week of March, June, September & December).

They offer a discounted price ($12) to spray the interior of your home on the same day. Watch for signs placed at community entrances or call them directly:

How Many Homes Are in Silver Creek?

There are 162 homes. All units feature secluded backyards.

Is Silver Creek a Senior Community?

No. Silver Creek is a community of individual family homes with residents of all ages.

Are Rentals Allowed?

No. All leases, rentals, or subletting of any kind are strictly prohibited. Units may not be used for Airbnb, VRBO, or short-term host rentals.

RV & Commercial Vehicle Parking

All streets in Silver Creek are private streets. Parking of Recreational Vehicles or commercial vehicles on streets or parking spaces is not allowed (pickup-size work trucks are permitted).

Temporary parking (<8 hours) by service providers or movers is allowed.

Can I Have Pets?

Yes. Up to two household pets are welcome per home.

Yard Sales

Yard/Garage/Estate Sales are permitted only under special circumstances and require an Exception Request approved by the HOA Board prior to the sale.

Trash Pick Up & Schedule

Trash is collected every Wednesday as early as 7:00 am. BluCan (Recycling) is collected every other Wednesday.

BluCan / Recycle Bins Rules

Acceptable Items:

  • Plastic bottles & food containers (rinsed, no Styrofoam)
  • Paper, envelopes, junk mail, newspapers, magazines
  • Cardboard, posterboard, milk cartons, frozen food boxes
  • Aluminum/steel cans & scrap metal
  • Shredded paper must be in a clear bag; all other items loose.

Strictly Prohibited:

  • No Glass (Use local Binnie recycling sites like Smith's Marketplace parking lot)
  • No plastic bags, grocery wraps, or film
Lost, Missing, or Broken Trash Cans

Washington County Solid Waste will repair or replace damaged or defective cans.

Submit a request online or call (435) 673-2813 ext. 2. Repairs are done on Thursdays. Leave the can out on the day after normal service. Writing your Unit Number on new cans with a permanent marker is recommended.

Large Item Disposal

Call Republic Services at (435) 628-2821 to schedule a pick-up date.

Provide your address (1921 W 540 N, 84770), unit number, and phone number. Place items out in front of your home 5 feet from your garbage can. Most large items are free; appliances containing refrigerant carry a $55 fee.

Hazardous Waste Disposal

The landfill accepts hazardous waste only during Household Hazardous Waste Days (held twice per year).

Accepted Hazardous Items: Aerosol cans, batteries, fluorescent bulbs, fuels, herbicides, medical waste, paint, pesticides, propane, and solvents.
